Surrey Park Grandstand

Originally a Design & Construct opportunity for the demolition of existing structure and a replacement Grandstand, ABL was successful in negotiating a strengthening solution to bring the facility above 33% New Building Standards and in line with the client’s budget as new build market responses were over the client’s funding allocation.

Standalone Design services were engaged through ABL under a SFA in two stages to produce Preliminary Design & Detailed Design suitable for consent with a detailed cost report and public consultation between each stage.

The design involved Structural strengthening works with piling and enlarged foundation beams, replacement reinforced block walls, new steel braces and frames, complete surface treatment and new coatings of existing steelwork.

To achieve the works, partial demolition was required of claddings, concrete and interior linings with subsequent replacement in new roofing, windows, doors and exterior cladding.

An increase in scope relating to Fire compliance was accommodated before building consent was approved March-24.

Fire compliance works include new fire rated ceilings and exterior walls, Emergency Lighting, Illuminated Exit signage and Type 3 Fire Alarm.

Because the original RFP scope had changed to a strengthening solution away from a new build, the physical works were put out to open tender.

ABL participated and was successful in the open tender process with multiple firms competing.

Construction commenced the following month and following demolition strip out previously concealed additional scope was identified in order to achieve the 30% NBS rating:

•    50+ seating edge connections requiring micro concrete recasting, replacement of corroded steel and corresponding ceiling reinstatements
•    Full replacement of the exterior seating construction joints and weather tightness.
•    New concrete pile foundations and strip footings to the terraced area.

The client also elected to carry out betterment works in the same timeframe
•    Complete grandstand timber seating replacement
•    Additional fitout of vacant rooms
•    Additional exterior painting scope
•    Replacement water supply and gas bottle station

The contract works and significant additional scope was delivered under 7 months which was only a 4 week delay on the original programme.
