Projects - Oracle Aged Care Apartments

Construction of a new four-storey building of 24 residential apartments with ground floor parking and communal areas. 

The building is a steel framed structure supporting concrete floor slabs and profiled steel decks.

Even though the architectural and structural design was well-advanced when ABL were appointed as the main contractor we were able to provide some good buildability advice and budget advice during the final stages of the design.

This project was originally budgeted prior to the Covid 19 pandemic, with the subsequent rapidly increasing prices ABL and the Client worked together to get the project across the line. This achievement was only possible with both parties collaborating and taking a goodwill approach setting the project up to be a great success. 

Although the construction was relatively traditional it did have some complexities with fire ratings and inter-tenancy building specifications along with a slightly challenging site. The site is located with a narrow residential street on one side, a busy intersection on the other and the neighbouring supermarket being only 200mm away from the rear boundary wall of the building.
