Projects - DOC Development - Design and Construct

The Department of Conservation sought developer proposals for a purpose built inner city office building to relocate DOC's Murihiku/Invercargill office and their 80+ staff based in the Southern South Island Regional Operations Group.

Having successfully delivered similar contracts with developer Mackersy Property, ABL drove the early cost and concept planning, engaging a multi-disciplinary design team and securing two separate design and build contracts for the building owners' base build scope and DOC's tenant fitout.

The new two-storey commercial office development comprises 1250m2 leasable space with 750m2 associated carpark construction and ancillary structures onsite for plant, refuse collection, bike parking & EV charging.

The building sits on insulated reinforced concrete shallow foundation beams, fire rated structural steel frame and composite steel floor decking floor system with insulated roof panels. Claddings include feature facade glazing, profiled aluminium weatherboards, external sunshades, window surrounds, durable lower level brick veneer and long run metal.

The base build provided a flexible and efficient layout suitable for a range of future tenants resulting in an efficient structure and clean, modern shell with durable finishes and services infrastructure ready for tenant fit out.

The internal fit out consultation process involved various stakeholders resulting in provision of functional meeting spaces, workspaces, specialised IT, power layouts, and local cultural narrative throughout in the form of custom printed artwork wall fabrics and acoustic panelling.

ABL expedited design with two stage consent packages, first the foundations and underslab services followed by superstructure & fit internal fit out. This approach enabled the clients desired programme, starting construction 4 months into design phase while the fit out aspects were further defined.

ABl ensured coordination between design intent and construction execution, resulting in a streamlined programme and a high-quality, functional commercial asset and satisfied tenant.
