Projects - Dunedin International Airport Terminal Enhancements

ABL was engaged as the Main Contractor to successfully deliver the Dunedin Airport Terminal Enhancement Project, a complex redevelopment undertaken within a fully operational airport environment. The project involved the staged demolition and refurbishment of existing retail, food and beverage tenancies, construction of new facilities, and enhancement of the terminal's public spaces to improve the passenger experience.

A key component of the project was the demolition of existing food and beverage facilities and construction of new café and restaurant within the terminal. The works included the removal of existing tenancies, structural alterations, make-good works, installation of new building services infrastructure, and delivery of fully serviced commercial spaces ready for tenant fit-out, and fitout by ABL as part of the overall project scope.

The project also included the integration of the Discover Dunedin retail tenancy into a new location, refurbishment of vacated retail spaces, and revitalisation of the terminal's central seating area.

Delivered under an Early Contractor Involvement (ECI) approach, ABL worked collaboratively with Dunedin Airport, the project management team, designers, and nominated subcontractors throughout the evolving design and construction process. ABL provided construction planning, staging, programming, cost management, and buildability advice to support the successful delivery of the project while accommodating changing operational and tenancy requirements.

Working within a live international airport presented significant logistical and operational challenges. ABL carefully planned and coordinated all works to maintain safe and uninterrupted airport operations, complying with aviation security requirements, managing restricted-area access, and sequencing multiple concurrent workstreams to minimise disruption to passengers, airlines, retailers, and airport staff.

The project was successfully completed within the operational constraints of the airport, delivering modern food and beverage facilities, upgraded retail spaces, and revitalised passenger amenities that have significantly enhanced the functionality and customer experience of the Dunedin Airport terminal.
